The project specific principals assembled by Capstone have over 40 years of experience in the commercial real estate business.
Our experience runs the gamut of the industry and includes regional malls, power centers, community shopping centers, office buildings - both downtown and suburban, hotels, mixed-use complexes, parking garages and industrial properties.
Our principals have developed, acquired or financed over $2 billion of commercial real estate.
Our unique approach, partnering with the industry's most talented and best-suited professionals for the specific project, allows us to remain both flexible and focused.
The managing partner of Capstone Real Estate Partners is Kerry Haskins.
During his 40 year career, Kerry has held senior management positions and been a partner with some of Chicago's premier developers including Urban Investment and Development Company, Mansur & Company and Fifield Companies, Ltd.
He was also a partner at the boutique mortgage banking firm of Julian, Toft & Downey where he financed over $600 million in commercial real estate properties.
His extensive experience includes the management and financing of nearly every type of commercial property including office buildings - both downtown and suburban, retail properties - including regional shopping centers and neighborhood strips, industrial facilities, parking garages and large mixed-use facilities.
Cerulean Partners, formed in the summer of 2011, acquires underperforming independent living, assisted living and memory care communities in select, targeted markets.
We have the expertise to manage the acquisition process and to create joint ventures with operators who specialize in the lease-up and stabilization of senior living assets.
Cerulean's principals, Kerry Haskins and Richard Shamberg, have over 60 years of combined experience in the commercial real estate and senior housing business.
Capstone purchased this 330,000 sf shopping center in southeast Wisconsin.
The property suffered from deferred maintenance, lack of strong tenancy and a significant environmental problem.
Within two years, the property was physically improved, re-tenanted and environmentally remediated.
It was sold for a 50% profit over its purchase price which resulted in investor returns exceeding 25%.
Capstone represented a large, privately-held insurance company in the purchase of this 140,000 sf former call center in Miami, Florida for $16 million.
