Buying a house can be a wonderful adventure, like a grown-up version of an obstacle course or scavenger hunt with a great prize waiting for you at the end.
But if you set off on your adventure before you are really prepared for the challenges you will face, you may end up feeling more frustrated than exhilarated.

It's an old real estate joke that the three most important things when buying a house are location, location, and location, but I think it's easier to start off by thinking about "where, what, and how much."
That, of course, is every home seller's goal.
But the best path to follow to reach that goal isn't always clear.
Should you try to hold out for the highest sales price possible?
Should you try to get your home sold as quickly as possible?
Trying to balance the competing interests of time & money is the key to a successful sale process.
Any house will sell in a hurry if the price is set low enough.
And a house will sell for any price if you can afford to wait (for years, in some cases!).
Selling a house is all about getting the best information available, and crafting a specific plan to achieve your goals.
For most people, buying a home is a huge decision, and a very emotional process.
It's more about plans & dreams than dollars & cents, but even so it's often the largest financial transaction most of us will ever be involved in.
And very few of us are fortunate enough to be able to pay cash for a home, so almost every home purchase involves a mortgage loan.
As such, it is critically important that you get accurate & reliable information about how much you can afford to borrow.
Indeed, the new Arizona Residential Purchase Contract requires that you include information about your loan program when you make an offer, so you really can't get very far in the purchase process until you've researched your loan.
