Stone Sherick Consulting Group & Sherick Project Management, Inc. are consulting firms specializing in Real Estate Development Services and Owner's Representative Services for residential, commercial and industrial real estate development projects. Over the last 25 years we have been involved in the development and completion of over 18,000 dwelling units, more than 900,000 square feet of commercial and industrial development with a value of over $2,200,000,000.

We have submitted applications to the Federal Home Loan Bank (FHLB) Affordable Housing Program (AHP) in Pittsburgh, New York, Boston, San Francisco and Atlanta. We have received 50 FHLB AHP Awards totaling more the $21 million in funding for our clients. We have years of experience and success submitting both 4% and 9% Low Income Housing Tax Credit (LIHTC) applications to the Pennsylvania Department of Housing and Finance (PHFA).

We have raised over $240 million in equity for our clients.

Our Real Estate Development Services include: composing and production of financing applications and closing documents, acquisition and property location, feasibility studies, environmental and geotechnical coordination, zoning and building code review and securing of zoning and building permits, development of project schedules, production of operating and development budgets and identifying and qualifying appropriate professional service providers such as architecture, engineering, and specialty consultants.

Susanne Stone, PrincipalSusanne received her Bachelor's Degree at Kutztown University and her Master's Degree in social administration and public policy at Temple University.
Susanne has over 25 years experience in social services and real estate development, formerly having served as the Director of Housing for Project HOME and the Director of Constituent Services for Councilwoman Happy Fernandez.
Susanne specializes in service-enriched housing for seniors, the homeless, veterans and special needs populations and works with clients from concept to completion on all aspects of the development process.
SSCG & SPM determine financial feasibility of the project based on available funding sources and prepares and submits financing applications.
We inform the owner of all financing requirements and expectations of potential funders.
Identification of qualified architects, engineers, contractors and other professionals such as environmental firms.
Prepare financing applications to public and private sources such as the RDA (HOME, CDBG, HOPWA, HUD SHP, and McKinney), PHFA (Penn HOMES, Tax Credits, Bond Financing, and Special Initiative), DCED, Commerce, FHLB, HUD 202, and various private foundations.
Through designated Project Managers, SSCG & SPM advises and informs the owner on issues relating to the development, construction, and design of the project.
Specific attention is focused on ways in which the design and construction can be undertaken so that development can be achieved in the most cost-effective manner while maintaining superior quality.
We are typically involved in projects from conception to completion.
Review of plans, specifications, permits, violations, energy recommendations, and contracts in an effort to improve quality and reduce cost.
Serving over 18,000 individuals annually, Gaudenzia operates 141 drug and alcohol treatment programs for men and women.
Over the past 15 years, SSCG & SPM have provided a comprehensive range of services to Gaudenzia, managing all aspects of their real estate development from concept to completion, including securing multiple funding sources to managing projects through the construction process.
We have assisted Gaudenzia in developing a multitude of projects in Pennsylvania, Maryland, and Delaware with a total of over 1000 units and a value of $73 million.
