After an extended review and analysis of the data from 2004 to 2017, I must conclude that the patient (real estate in southeast Michigan) had indeed fallen on hard times, beginning in 2005, but recently appears to have fully recovered.
Data from 2004 to 2010 in Washtenaw County appears to suggest that while the real-estate bubble had not fully burst it had sustained significant "seepage" and flattened over a period of several years.
Rather than a continuing pattern of marked appreciation, to which the community had become accustomed, we observed declines in 2006, 2007, 2008, and 2009.
Data from 2004 to 2010 in Washtenaw County appears to suggest that while the real-estate bubble had not fully burst it had sustained significant "seepage" and flattened over a period of several years.
Rather than a continuing pattern of marked appreciation, to which the community had become accustomed, we observed declines in 2006, 2007, 2008, and 2009.
