Get Approved - In today's market it is very important to have a pre-approval letter from a qualified lender.
Most sellers will not consider an offer that is submitted with out this letter.
We always regret missing an opportunity to buy that perfect home because the letter was not available.
This is a very easy process that does not need to be scary.
Ask for a Comparable Sales Report - The Comparable Sales Report can give you a starting point in making a fair offer and can put you in a winning position.
What is the Option Period?
The Option Period is the period in which a buyer can elect to terminate the contract for any reason.
A buyer purchases the Option for a specified number of days that is agreed by both the buyer and seller for a specified sum of money.
Will I get my Earnest Money Back?
If you terminate within the option period you should receive your earnest money back.
If you terminate outside of the option period, both the buyer and seller must sign a release of earnest money indicating which party the earnest money will be released.
With another agent our home set on the market for 6 months.
Lesson learned!
Do your research on number of sales, sales price to list price ratio, days on the market, etc. before selecting your realtor.
After our home dropped off the MLS, my phone started ringing off the hook with realtors promising.
Richard sold my home in less than a week and was extremely helpful with recommendations on what would improve the home and help it sell.
I was going to sell it myself but decided to go with Richard & Sherri.
