Coastal Living Real Estate Group
Our executive associates and consultants have professional backgrounds in real estate, marketing, staging, journalism, photography, property management, architecture, insurance, business and finance. We incorporate each area of expertise, as we innovatively bridge the gap between buyers and sellers. Our Entire team has enjoyed LBI for generations, and take pleasure in marketing on a professional and personal level.

Bonnie Wells is the best in the business. She helped me sell two homes in Paramus NJ and buy a condo in Beach Haven NJ. One of these homes was a one off, energy efficient, earth shelter design that was referred to as a "knockdown" by other realtors. Bonnie saw its potential and marketed it to people interested in these homes. It was sold at a very good price.

While RE is a sideline for most realtors, with Bonnie it is a profession. She understood architectural details and the character of each property. She goes beyond the "I can only sell it if its a McMansion center hall colonial on a cul de sac" mentality of the vast majority of realtors.

Experience the difference a great real estate team can make.
So you have decided to sell your property.
Before anything else, it is a good idea to sit down and clarify your motivations and draw up a basic time frame for the selling process.
Why do you want to sell your property?
Do you intend to simply find a larger property, or do you plan on moving to another neighborhood, school district, city or state?
You might think your reasons are obvious, but it would do well to consider the implications of each option for your lifestyle, opportunities, and finances.
W-2 forms - or business tax return forms if you're self-employed - for the last two or three years for every person signing the loan.
Copies of two to four months of bank or credit union statements for both checking and savings accounts.
Lender, loan number, and amount owed on other installment loans, such as student loans and car loans.
Addresses where you've lived for the last five to seven years, with names of landlords if appropriate.
Copies of brokerage account statements for two to four months, as well as a list of any other major assets of value, such as a boat, RV, or stocks or bonds not held in a brokerage account.
Flood insurance policies cover physical damage to your property and possessions.
Use the following list as a general guide to what is and isn't covered, or simply refer to the Summary of Coverage to better understand your policy and coverage.
Detached garages (up to 10 percent of building property coverage; other than garages, detached buildings require a separate building property policy).
Damage caused by moisture, mildew, or mold that could have been avoided by the property owner.
Property and belongings outside of an insured building, such as trees, plants, wells, septic systems, walks, decks, patios, fences, seawalls, hot tubs, and swimming pools.
All your hard work has paid off.
You just found your dream house.
Maybe you even managed to get a deal on it.
Or, maybe you paid twenty percent over the list price.
It's still your dream house, and you'll figure out a way to come up with the extra twenty percent.
You'll cut expenses, starting with that thing called title insurance.
After all, the house is in the city, and it has had the same owner for the last forty years, so how could there be any problems with the title?
When you buy a piece of land, you don't get handed the piece of land - you are given title.
