Remember that the selection of the settlement agent belongs to the Buyer, by law, so you might want to get yourself familiarized with us before you write your first offer.

You are eligible for a refinance of your current loan to lower your rate, to change the type and or term of your loan or to cash out some equity.
Whatever the reason that brings you to us or back to us we will be delighted to see you.
Be sure to tell your loan officer that you would like Settlement Ink specified to handle your refinance closing.
You may pass along our Lender Title Request (PDF) to your loan officer or loan processor to get the ball rolling.
If you haven't worked with us in the past we look forward to this being the first of many closings for you.
FUNDS: Prior to settlement you should arrange to have funds wired into escrow.
This may be based on an estimate of funds prepared for you by your lender called a "Good Faith Estimate."
Use our wire instructions for the jurisdiction in which you are settling provided in your welcome letter or email us.
It is highly recommended and encouraged to send the wire several days in advance of closing for a slightly higher amount than you think will be needed.
Any overage will be issued back to you at settlement.
Tenancy is HOW YOU TAKE TITLE on the Deed to the property.
Title to real property may be held by individuals, corporate entities or trusts.
Following are the basics about each type of tenancy.

The manner in which you take title can have tax and legal implications.
Example: John Doe and Jane Smith, unmarried, as joint tenants with rights of survivorship.
Tip: We often see parties that are engaged to be married take title as "joint tenants with rights of survivorship" as it creates the closest tenancy to tenants by the entirety that is reserved for married couples.
