Services
Hello, I am Greg Genser, a 2nd generation, Professional Real Estate Inspector licensed by the Texas Real Estate Commission TREC Lic.
Continuing education is a benefit to both myself and you, the client.
The knowledge I gain through continuing education allows me to pass that information along to you in the form of a more detailed and thorough inspection and report.
I meet and exceed the mandatory 16-hours per license year of continuing education required by TREC for all licensed inspectors.
Previewing a copy of a Professional Inspector's report is one way to compare the differences between inspectors.

For many, a foundation inspection is the most important part of a complete home inspection.
One of the biggest misconceptions people have about a foundation is that foundations are level, and if there are interior and/or exterior wall cracks then the foundation must need leveling.
In my opinion as a professional inspector with 28 years of experience, no foundation is level, whether the concrete was poured yesterday or is supporting a pre-owned building.
Levelness is not as important as foundation performance.

Have an older roof covering that you are unsure of its condition or a newly installed roof; hire an independent, Professional Inspector who will not try to sell you a new roof.
I will provide you with an honest assessment of the condition of an existing roof and/or assess the installation of a new roof.
The majority of roof coverings in the greater Houston area are asphalt composition shingles.
Proper adhesion and fastening of a shingle is very important, which can only be determined by accessing the roof surface or from the drip edge with a ladder.

With a hot, humid climate the greater Houston area has to offer, we all want our air conditioning system to keep us cool and comfortable.
That is why the HVAC system is an important part of a complete property inspection.
Texas licensed inspectors are not allowed to use gauges on refrigerant lines to check refrigerant levels of the system, but there are other ways I inspect an air conditioning system for proper operation.
Operate cooling system for about 10-20 minutes and then check the temperature differential between supply and return air systems; the differential should be about 15-20 degrees.

When you interview inspectors, will they perform the following simple tests to perform a more thorough plumbing inspection?
Test shower pan for water leakage by inserting a plug into the drainpipe.
Use a water hose to inspect the laundry water supply and drainpipe when home is unoccupied.
Remove access covers intended for inspection purpose located behind a bathtub to inspect for drainpipe water leakage.
Open the temperature and pressure relief valve (t&p) on the water heater.
If the inspector you interview does not perform these simple tasks, move on to another inspector.
