Founded in 1991, Collins Development Company (CDC) is committed to providing client and future-focused real estate development services for landowners, investors, tenants, and end users. As owners' representatives, we serve as the single source of responsibility through comprehensive, turn-key project management throughout each project's unique life cycle.

The CDC team spearheads every aspect of a project from site/facility selection, feasibility analysis, financial analysis, and site/building acquisition to land entitlements, design, and construction. Our owners' representation team mitigates risk through assembling the best team for the project from legal counsel and designers/architects to contractors and end users; by hands-on management of that team and all phases throughout the development process; and by evaluating all aspects from the perspective of the owner.

The CDC team always balances the risk/reward trade offs with the goals, objectives, and pro forma for the project, and looking for value engineering opportunities.
Services
The Pre-Development phase identifies and evaluates project goals and objectives by conducting the necessary research and analysis as well as obtaining certain governmental approvals to ensure that the project can proceed.
Understanding the client's/project's parameters and locating suitable sites for consideration.
Fees - confirmation of the various fees necessary to develop a project, such as approval fees, impact fees, permitting fees, etc.
Development Schedule - refinement of the preliminary schedule, incorporating a more detailed level of analysis and research.
Comparative analysis of proposals and design professionals, qualitative and quantitative, and recommendation to client.
Preparation of the plans necessary to proceed with the permitting and construction of a project including mechanical, structural/civil engineers, architects, landscape architects, etc.
Government approvals, as determined during the due diligence analysis, necessary to "ready" the land for the intended use(s).
This 15,000 SF no-kill animal shelter and hospital includes four exam rooms, a lab, and X-Ray and recovery rooms.
Interior features include turfed play areas, a two-story cat enclosure, and separate kennels for dogs of varying sizes.
