I am now providing my real estate gift documents, articles and presentations for general use. As I have previously written, I am stepping away from the real estate gift consulting practice I have developed, and thoroughly enjoyed, over the last seventeen years at Bidwell Advisors. Allen Thomas of Thomas Charitable Advisors has very ably stepped in to serve my clients.

He is very well qualified to meet the real estate gift consulting needs of any organization seeking such assistance. I have decided to make available to fellow practitioners the bulk of the material I have developed over the course of my practice. On my greatly expanded Resources page you will now find a wide range of articles, sample documents, sample financial spreadsheets and PowerPoint presentations, as well as links to related websites.

Where I am providing sample documents like gift acceptance letters, please note that I do not consider these to be "boilerplate" documents. Rather, these documents were developed in the context of specific real estate gift transactions.

BIDWELL ADVISORS provides a range of real estate and related consulting services to non-profit organizations, private real estate owners and their advisors.
Allow non-profit organizations to access a largely untapped source of financial support - the enormous wealth tied up in the real estate holdings of families and individuals.
This has become especially important in an environment where gifts of cash and securities are hard to come by.
Provide private property owners and their professional advisors with creative approaches to disposing of real estate, often helping them attain charitable and conservation outcomes not considered possible.
Busy managers of today's non-profit organizations - consumed with personnel matters, budgets, board and committee meetings, crisis management - seldom have the opportunity to push back from the desk and ponder looming big questions.

Real estate law and the Internal Revenue Code provide a range of tools to address the conservation objectives of owners of significant land and of historic properties.
Owners of such properties can often work with conservation and preservation organizations to achieve their objectives while generating significant income tax savings and, in some cases, arranging income for life or arranging continued lifetime use of the protected property.
Help private property owners to structure conservation easement donations and sales, outright sales, bargain sales, and limited development projects.
Dennis assisted us with the creation of a real estate gifts acceptance policy and due diligence process in anticipation of our first gift of real estate.
In doing so, he not only paved the way for a smooth gift transaction but also, empowered our Board, volunteers and staff with clear and user-friendly information to serve us well in the future.
