Let us welcome you to Litchfield, a quintessential New England town, steeped in history and tradition. Home to America's first Law School, founded in 1784, and The Litchfield Female Academy, a school of higher education for women founded in 1792. Litchfield was designated Connecticut's first historic district in 1959. The vast majority of the elegant and substantial homes that line the borough streets and outlying areas are still preserved today as single family residences.

One of our local jewels is the White Memorial Foundation, a 4,000 acre wildlife preserve dedicated to the environmental conservation of its beautiful land. White Memorial is open for the public's enjoyment of its Museum, campsites, streams and many trails. Much of Bantam Lake's shoreline and Bantam River tributaries are on White Memorial land. Bantam Lake is the largest natural lake in Connecticut and encompasses over 900 acres.

Established in 1930 by Jean Fyfe Marrin and passed on to her son, Oswald in the 1950s, our agency has been in continuous operation longer than any other Litchfield real estate agency.
I purchased the agency in 1994 and welcomed my son, Marcus, into the business in 2007 with over 10 years of real estate and financing experience in Florida to his credit.

Buying your new home is a serious venture.
It can be an absolute pleasure or a massive headache.
Your house is not just your home, it is a serious investment in the dwelling, the area and your future.
When buying a home - you're bound to have many questions.
For example, "In what area can I find a home that suits my needs?", "How much money will I need to afford the monthly payments?"
Pre-Qualification: Meet with a mortgage broker and find out how much you can afford to pay for a home.
Pre-Approval: While knowing how much you can afford is the first step, sellers will be much more receptive to potential buyers who have been pre-approved.
An effective agreement is a legal arrangement between a potential purchaser and the property's seller.
Keep written records of everything.
For the sake of clarity, it will be extremely useful to transcribe all verbal agreements including counter-offers and addendums and to convert them into written agreements to be signed by both parties.
We will assist you in drafting all the paperwork for your purchase and make sure that you have copies of everything.
Stick to the schedule.
Now that you have chosen your offer, you and the seller will be given a timeline to mark every stage in the process of closing the real estate contract.
Once you and a buyer have signed a contract, your respective attorneys will have an agreed-to period of time, usually 3-5 business days, to review it and either approve it or withhold approval.
If attorney approval is withheld, the original contract ends.
If you and your buyer wish to continue with the sale and purchase, the you can negotiate new terms which are satisfactory to all parties, including the attorneys.
The escrow deposit is held by your real estate broker or the attorney until closing.
