Carl Clay Photography started back in 2013 as a way to share my travels with family and friends. It quickly changed into images being sold nationally and internationally. I have been published in magazines and even had the cover of a magazine based out of the Tampa area. My love of photography allowed me to serve as the Vice President of the Orlando Camera Club where I continued to grow and learn from some amazing photographers.

Real Estate Photography was a natural direction because I wanted my own listings to really stand out. I immediately saw the results of adding my photography skills to my listings. One example: Full Asking price in less than 8 hours of going active! However, my favorite example so far: I sold a RV lot in a RV/Golf Resort that had been listed previously with another agent for 2 years with no showings or offers.

Professional Photography adds up to 61% more online traffic to a listing and considering that roughly 80% of buyers are looking online to find their next home.

As a Professional, your goal is to help advise your seller on how to make their home look its best & attract the most buyers possible right out of the gate online.
I know it can be hard to have these discussions with the seller(s) at times, so here is an easy checklist to help you and your seller Prepare For Photos and to get the Listing Staged for photos prior to the day that I arrive.
If it is a pool home and there is a child safety fence, remove the fence.
You want that pool area to be as open as possible and not have obstructed views from outside or inside the property.
I could simply just tell you that Virtual Staging is remarkable and adds a HUGE impact factor to getting your listing noticed online, but it's better to see for yourself.

However, I want your listing to look amazing and I'm sure you and the seller(s) would agree.
1. Please know what direction the property faces!
Many Realtors overlook this and it is very important.
It will determine the best time of day to book your appointment.
Example: If the front of the property faces North, you'll want to book earlier in the morning to get the best natural light shining onto the property and not get very hard dark areas or the sun shining into the lens of the camera.
