Nine times out of ten, a home inspection is a waste of money.
The problem is, if you're that 10th buyer, a home inspection can save you thousands of dollars, extensive repairs, or influence your decision to purchase a home.
Having watched hundreds of home inspections take place over the years, here are my top 5 things that you should always do as a buyer.
Keep a copy of your inspection report.
Use it as your checklist of things to work on after you move in.
If the inspector finds a big problem, call in a specialist and get a quote to fix it.
If you own a home or property in the State of Michigan, you will pay property taxes on it.
Property taxes are figured as a percentage (called a mill) of the SEV (state equalized value, 50% of the sales value) your local city or township places on the land and any buildings on it.
Basically, this means that for every $1,000 of SEV, you will owe $1 of property taxes.
Unfortunately, that doesn't mean a $100,000 house will only cost $50 in property taxes.
Most local units of government charge several mills for services like schools, emergency services, garbage, snow plowing, mosquito spraying, libraries, parks and many others.
The Internet has completely changed the rules for selling homes.
