Title refers to a person's legal rights to ownership and possession of land.
Whenever property is sold, the title (or rights to the property) is transferred from the old owners to the new, by virtue of a deed.
The deed is then filed with the Register of Deeds office for the county in which the property is located.
To help simplify these matters, we always recommend that you hire a title insurance company to perform a title search of the property before your purchase is final.

Here are the steps that will be taken to ensure that your experience is as easy and streamlined as possible.
Once the contract is signed and accepted by the buyer and seller, it's brought to the closing or escrow agent, along with a copy of the earnest money check.
In order to execute and deliver a title search, the public records of your intended property are accessed at the Register of Deeds office in the county where the purchase is being made.
Please let me know if any of the persons, shown on the Deed, will not be attending the closing so I can make the appropriate arrangements in advance.
If this property will NOT be your primary residence, please provide the mailing address where you prefer tax bills and the recorded deed to be mailed.
If you will be using a Power of Attorney or if the property will be placed in a Trust (Revocable, Living, etc.) or a Life Estate, please provide copies of the documents as soon as possible for review and approval by our underwriter.
Please provide me with your current legal marital status.
If you are legally divorced, then we may need to obtain a copy of your Marital Dissolution Agreement.
If you are legally married but separated, then please be aware that you spouse may need to sign the Warranty Deed.
Please provide me with your current mortgage information.
I will need the name of the banking institution and your loan/account number so I can obtain the payoff. If you have an Open-End Line of Credit loan securing the property you mustcease all useof this account immediately due to the fact each charge adds to the lien amount due against the property.
