Located in The Last Green Valley, the Quiet Corner is part of the Quinebaug & Shetucket Rivers Valley National Heritage Corridor which was recognized in 1994 as a unique natural resource because at night the region appears distinctively dark amid the urban and suburban glow when viewed from satellites or aircraft.
The best advice is to align with a Realtor who works in the area you are hoping to purchase and who deals with homes of the kind and in the price range you are looking at! Why?
Because that Realtor will be aware of homes soon to be coming on the market that might suit you perfectly, they have more than likely been in the homes and will then know if they are going to be suitable for you.
Aligning yourself with a Realtor will make that Realtor commit to you when they are aware of a new listing coming on (whether with them, in the office or even with another Realtor) and keep you in mind for it.
Connecticut law requires a real estate agent to enter into a written Buyer Representation Agreement with a buyer before showing properties to a buyer.
This agreement is a contract.
Exceptions: Buyers may choose not to sign a Buyer Representation Agreement and rather prefer to sign an Unrepresented Persons Disclosure form.
This can happen only when the buyer is seeing that firm's listings.
The disclosure is not a contract.
The parties to a Buyer Representation Agreement are the buyer and the real estate firm, not a specific agent.
Just because a Realtor you interviewed suggested a higher list price does not mean they can get it!
Remember, they are not the buyers and we are all working with the same facts.
Our Realtor Code of Ethics tells us to "avoid exaggeration and misrepresentation" this applies to suggesting unrealistic sales prices to sellers too!
Choose a Realtor with experience at the price level where your home is going to be sold.
You want a Realtor with great communication and negotiation skills.
Today the information available to buyers and sellers is amazing and that means the prices of past sold homes in your neighborhood and thus comparables sales when it comes time for the bank appraisal.
