The Terra Western Associates family, headquartered in Big Timber, Montana, continues to build on over three decades of experience in the appraisal of rural real estate in Montana and Wyoming. Our mission is to forge long-term service relationships in real estate.

These strong associations are built with whole-hearted integrity and include fellow appraisers, real estate brokers and agents, and most importantly our clients consisting of farmers, ranchers, attorneys, accountants, banks, land trusts, conservation groups, investors, recreational land users, part-time farm and ranch folks, and large tract rural residential owners.Relationships in real estate are built on prompt communication and timely service which delivers reliable information.

To serve our client's valuation needs we provide several different types of farm and ranch real estate appraisal reports for use in estate planning and settlement, conservation easement purchase and donation (over 500,000 acres appraised for conservation in the past 14 years), government trade and acquisition, bank financing, litigation, appraisal review, financial feasibility, fractional interest valuation, special use agricultural appraisal, due diligence preparation, real estate consulting, and general market studies.

After over 20 years as an independent appraiser, and independent contractor to other companies, Kim Bennett, Ph.
D., ARA established Terra Western Associates in Bozeman, Montana in 2005.
In the 1980's the general appraisal industry began to be extensively regulated and appraisers have been held to higher and higher standards ever since.
Because of the liability involved in the appraisal world many older, more seasoned, rural appraisers are not willing to take on appraiser trainees and with this fact the number of rural appraisers has begun to dwindle.
The appraisers of Terra Western Associates have been serving the needs of landowners while performing complex appraisal assignments across the western United States for many years.
Currently, the primary focus remains in Montana and Wyoming.
We are willing to take on new counties, and as required by USPAP, are willing to associate with other appraisers in new areas in order to perform appraisals of the highest quality with the help of local knowledge and expertise.
Because Montana and Wyoming are nondisclosure states, sales values are not generally reported and there is no public record regarding such information.
Provides independent real estate financial consulting to a variety of individuals and entities.
Specializing in conservation easements (over 700,000 acres appraised for conservation through TWA in the past fifteen years) agricultural, recreational, and other types of rurual properties.
Services include real estate apprasial, fianancial feasibilty consulting related to real estate, and due diligence work for buyers and sellers.

If an appraiser is certified or licensed in their state they are required to perform appraisals according to the most current Uniform Standards of Professional Appraisal Practice (USPAP).
These standards are the definitive standards of the appraisal profession, developed for appraisers and the users of appraisal services by the Appraisal Standards Board (ASB) of The Appraisal Foundation.
In 2010 the Appraisal Practices Board (APB) was developed by the Appraisal Foundation.
The APB now has the task of identifying and issuing opinions on Recognized Valuation Methods and Techniques, which may apply to all disciplines within the appraisal profession.
