Owner, Bruce Martin has over 28 years of experience in the business and a proven track record of reducing lenders time, efforts and costs managing the appraisal process.
No need to try and track down appraisers who never answer their phone or return calls, we have a full office staff to meet your needs and remain at your service throughout the day, Monday-Friday 8 a.m. to 6 p.m. (most days longer - try us we are probably still here serving you, or simply leave a message and we will return your call as soon as possible; by the end of next business day).
An appraisal is investigation allowing the appraiser to come to an opinion of value.
The real estate appraiser must use a number of "approaches, " typically three, to arrive at the estimation of value.
One of the methods in use is the Cost Approach, which finds what it would cost to restore the improvements to the home, minus age and physical dilapdiation, plus the land value.
The Sales Comparison Approach involves searching for comparable houses in close proximity and discovering the value based on making a comparison of those properties to the house in question.
When we quote a fee and it is unknown, unclear or not disclosed at the time quoted and upon our research and/or inspection we discover the subject is a mobile home or is otherwise grossly different than initial information provided after a fee is quoted and approved, we reserve the right to and will resubmit a fee correction for approval prior to transmittal of the report.
Depending on difficultly of job, turn time requested or other unusual appraisal requests, our fees vary from county to county and are subject to change.

It is not necessary to register as a user, you can use PayPal as a one time guest and pay with any credit card.
Occasionally we receive orders for appraisal reports where payment is required in advance.
Whether the report is for a home owner, or just from a client with whom we've not done business before, these instances have been known to cause friction and delays in the past.
With my faxable order form there's a barcode that prints out on the order form.
When you fax it, a special software application reads the barcode.
A digital copy of the order form is routed right to a special directory in our system, specific to that order, and we're notified it's arrived (even if we're out of the office!).
If we do need to call for more information, we know immediately, without your fax sitting on the fax machine waiting for someone to pick it up and type it in.
