When building a new home, unless you are paying cash, you will need to pre-qualify with a Lender for a construction loan.
The purchase of the land, site improvements and the construction of the home can be combined in the construction loan.
If you already own the land, then your construction loan will only need to cover the cost of site improvements and constructing the home.
During construction, your Lender conducts monthly inspections and makes progress payments to your builder based on work completed.
