Why Crossroads Real Estate & Auction Is the Right Move!
Our team approach will provide you with an experienced auctioneer to get the most money for your property on day of sale along with cutting edge marketing to get the right buyers in the room.
You will sign a listing agreement that outlines all the terms of sale and states the agreed upon commission price.
Typically Sellers agree to pay the advertising cost of marketing the property.
This amount is discussed and agreed upon and may be collected up front or paid at closing.
You can have a reserved price set and if there are no bidders at or above that number, you do not have to sell the property.
Never disclose your set price to anyone other than your agent, if being represented!
Even though auction property sells "As Is, Where Is" doesn't mean you can't have inspections done!
You can order any inspection(s) you desire so you know what repairs or issues you are potentially dealing with, prior to purchasing the property, just like traditional listings.
Have your financing in place prior to the auction.
You will most likely be required to pay 10-20% of the purchase price the day of sale.
This money is a nonrefundable down payment that applies to the purchase price.
You will also need a letter of credit from your lender or a verification of cash if you don't require a loan.
Over the years, we have developed relationships with many independant property managers that regularly keep us up to date with any rentals they have available!
If you are looking for a Property Management company, we highly recommend you contact Alliance Property Management!
They are one of the top Property Management companies in the Manhattan area, and will certianly be able to find you the perfect temporary home you are looking for or even professionally manage your investment property!
