The following is a list of services we can provide as a Homeowner/Condominium Association Management company.
1. Prepare and mail dues/assessment statements to owners.
3. Post all dues/assessments to owners account and keep accurate files on each owner.
4. Present monthly financial statements to Board of Directors.
5. Reconcile all bank statements.
6. Pay all Association invoice statements when due.
7. Assist Board of Directors in preparing Annual Budget.

There are certain tasks that all landlords must accomplish such as deciding at what price to advertise your home, determining maintenance to improve showing quality, coordinating showing the property, vetting possible tenants, creating and executing a lease, performing inspections, collecting rent, handling needed repairs and maintenance, preparing end-of-year tax forms, handling tenant requests and issues and determining security deposit issues.

Many service calls placed are for items that are considered Tenant Obligations as a part of your lease.
If your question is not answered or problem resolved after reviewing this list, then feel free to send a maintenance request.
Please keep in mind that if we do come out and find that the problem involved a tenant responsibility item, the Cost will be charged back to you.
Burned out light bulb - It is the tenant's responsibility to replace all burned out light bulbs.
Before you submit a maintenance request via email or phone, you may want to try troubleshooting the garbage disposal yourself as 99% of all disposal problems are the direct result of grinders at the bottom being caused to jam from a foreign object such as food or a metal object.
If you are not sure why the disposal will not function, it is essential to immediately turn the disposal "off" and try to clear the jam in an effort to prevent more serious problems.
As you are likely aware, the dishwasher drains directly into the garbage disposal chamber and if the chamber is full of food for other foreign objects, the dishwasher will not drain properly and could potentially flood the kitchen floor.
