Innovative Transactions, Inc. is truly the innovative way to Real Estate Transaction Coordinating. We help Real Estate Agents and Brokers all over Southern California build their business while alleviating them of all the tedious tasks and paperwork involved in the real estate transaction. Our agents and brokers are able to leverage their time and earn more by using our services.

The tasks and paperwork involved in a transaction can take an agent on average 19-20 hours of time to complete. When hiring Innovative Transactions, Inc. this has now opened that time for the agent to go on listing appointments, show property, and focus on lead generating. Our agents and brokers are able to earn more commission checks per month by using our services.

At Innovative Transactions, Inc. we stay on top of what is going on in the market and we attend trainings and educate ourselves to make sure we keep our files BRE and broker complaint and to make sure all of our paperwork is correct. With Innovative Transactions, Inc. being an independent company the agent and broker does not have to worry about paying payroll, payroll taxes, worker's compensation insurance, training employees, and employee turnover.

Francine Gonzalez is the founder of Innovative Transactions, Inc.
She has been involved in the real estate industry since 2005.
She has an active California DRE Salesperson license, however she does not conduct any real estate sales on her own.
Francine has dedicated her time to her full time Transaction Coordinating business.
Francine is a Certified Transaction Coordinator and a Certified CAR forms Trainer with the California Association of Realtors.
Francine has also earned her Associate's Degree and a Bachelor's Degree in Business.
Confirms with Listing Agent that the Property is in Compliance with Smoke Detectors, Carbon Monoxide Detectors, and Water Heater Strapping.
Exchanges Escrow information if there a contingency escrow involved so they can coordinate demands for the closing funds.
Make sure all contracts are fully executed with correct dates, initials, signatures, and the broker information is completed.
Coordinates the home inspection appointment and any other buyer's inspections with all parties.
Prepare all disclosures and any broker specific forms and obtain signatures through DocuSign.
Set up the file and upload any documents to online broker system or transaction management system.
Make sure all contracts are fully executed with correct dates, initials, signatures, and the broker information is completed.
Prepare a Full Disclosure Package including all of the required C.A.R., broker forms and documents then deliver these by email or DocuSign directly to you and/or your seller.
Provide a completed Seller Disclosure Package and deliver a copy to the buyer's agent as well as ensure that all of the contract timelines are adhered to.
